Belltown, Seattle Price Per Square Foot by Building Type

Belltown, Seattle price per square foot for condos ran at a median of $698 over the twelve months ending August 2026, based on 231 recorded arm's-length sales in King County records. That single number hides a wide spread. Units in older towers sold for a median of about $701 a square foot, mid-rises for $634, low-rise buildings for $622, and the one tower completed since 2018 for $1,047. Within the towers, the floor you are on mattered more than the label on the building.

I pulled these figures myself from the King County Assessor's public sales and condo records, and I explain the method below so you can judge them. Every number cites its source and date range. Nothing here predicts where prices go next, and none of it is a valuation of a specific home. It is a map of how Belltown, Seattle price per square foot has actually behaved, so a listing price or an offer has some context.

Why Belltown, Seattle Price Per Square Foot Is Worth Reading Closely

Price per square foot is the most quoted number in condo shopping, and in Belltown it is also one of the most misread. Neighborhood figures on the big real estate sites blend a studio in a 1914 brick building with a view penthouse in a 40-story tower. When the mix of what sold changes from one quarter to the next, the average moves even if no individual home changed in value.

That happened this year. Redfin's Belltown page showed the median sale price down about 30 percent for the three months ending August 2026, while its price per square foot rose about 4 percent over the same stretch. Both can be true at once: smaller units sold, so the median price fell, while the price of each square foot held up. I walked through that split in my five-year review of Belltown home values.

Sorting Belltown, Seattle price per square foot by building type, floor, age and size takes much of that mix problem out. It will not tell you what one specific unit is worth, but it shows which features Belltown buyers have actually paid more for.

How I Measured Belltown, Seattle Price Per Square Foot

The source is the King County Assessor's public data extracts, downloaded in September 2026: the real property sales file, which lists recorded deeds, and the condo complex and unit files, which describe each building and each unit's square footage, floor and features. Here is exactly what I counted.

  • Area. Condo complexes in ZIP 98121, which covers most of Belltown. That is 39 complexes holding 4,766 residential condo units. The ZIP line does not match the neighborhood line perfectly at the edges.
  • Units. Residential units only: flats, townhouse-style units and penthouses. Commercial, parking, storage and live/work units are out.
  • Sales. Deeds dated September 1, 2025 through August 31, 2026, at $100,000 or more, recorded by warranty-type deed with no unusual sale reason. I dropped any sale the Assessor flagged with a warning, which removes related-party transfers, estate and court sales, quit claims, and sales that bundled a separate parking or storage unit into the price.
  • Square footage. The Assessor's recorded footage for each unit, which may differ from a listing's figure.

That left 231 sales out of 357 recorded deeds on these units in the period. For comparison, the same filters on the prior twelve months, September 2024 through August 2025, give 214 sales.

Belltown, Seattle Price Per Square Foot by Building Type

I grouped Belltown's 39 condo complexes into five types by height and age, using the Assessor's own story counts and year-built figures. "Historic conversion" means a building completed before 1930 and later made into condos, usually a brick apartment or warehouse building.

Four things stand out.

The newest tower is its own market. The one condo tower completed since 2018 sold at a median of $1,047 a square foot, about half again what older towers brought. Most of its recorded sales in this period came from a single seller entity, the pattern of a building still selling its first round of units. New finishes, current building systems and a full amenity package all show up in that number. It also means one building's sales can swing any "Belltown tower" average, which is why I split it out.

Older towers still carry a premium over shorter buildings. At $701, pre-2018 towers sold about 10 percent above mid-rises and about 13 percent above low-rise buildings. As the next section shows, much of that premium lives on the upper floors.

Mid-rises gave up the most ground. Their median fell from $707 to $634, about 10 percent, while older towers slipped about 4 percent. Mid-rises are where much of Belltown's smaller, entry-priced stock sits, and a median sale price of $460,000 puts them squarely in the range I covered in what $500K buys in Belltown.

Historic conversions are a thin sample. Eight sales across four buildings is too few to read a trend from. They sell for less per square foot on average, and they also tend to be smaller, older units with fewer amenities. Converted buildings as a group, including a few newer apartment conversions, sold at a median of $619 a square foot against $705 for buildings built as condos.

Where lofts fit

"Loft" is a marketing term, not an Assessor category. In Belltown it covers two very different things: true warehouse-era conversions, which fall in my historic conversion group, and newer concrete mid-rises built with open, loft-style plans. A loft-style unit in a 2000s mid-rise prices like a mid-rise. My comparison of loft conversions and new high-rises covers the living differences, and my guide to Belltown condo buildings sorts the stock by era.

Floor Height and Belltown, Seattle Price Per Square Foot

Within Belltown's older towers, the Assessor's floor number sorts Belltown, Seattle price per square foot more cleanly than any building label does.

Two readings come out of this table. First, height still pays: a unit on the 20th floor or above sold for about 31 percent more per square foot than one below the 10th, in the same kind of building. Second, the premium narrowed. The upper floors fell the most over the year, and the lower floors the least, so the gap between them shrank from about 46 percent to about 31 percent. In a slower market with plenty of listings to choose from, buyers in this period paid less extra for altitude.

The Assessor also records whether a unit has a Puget Sound view. Across all Belltown sales, units with a Sound view rating sold at a median of $767 a square foot against $682 without. That flag overlaps heavily with floor height, though, and in the mid-floors the view and no-view groups came out close to even on small samples. I would treat floor as the clearer signal and a view rating as something to verify in person, which is what my guide to Belltown condos with a view walks through.

Unit Size, Bedrooms and Price Per Square Foot

In many markets, smaller homes cost more per square foot because fixed costs, like a kitchen and a bathroom, are spread over less space. Belltown, Seattle price per square foot follows a flatter and slightly unusual pattern.

The largest units carried the highest median, not the lowest. That is mostly a building effect: in Belltown, the big units sit disproportionately in towers and on upper floors, while the 600 to 899 square foot band is heavy with mid-rise one-bedrooms. So when you compare a listing against a neighborhood figure, compare it against units of similar size in similar buildings, not against the all-Belltown median.

Belltown, Seattle Price Per Square Foot Over the Past Year

Across all 231 sales, the median fell from $749 a square foot in the prior twelve months to $698, about 7 percent. That lines up with other sources. Zillow's condo value index for ZIP 98121 fell about 6.1 percent from August 2025 to August 2026, and NWMLS figures for the Downtown and Belltown area put months of supply between 6.7 and 8.9 from June through August 2026, a market with more listings than buyers.

By quarter, the median ran $732 for September to November 2025, $696 for December to February, $735 for March to May, and $610 for June to August 2026. The summer figure is close to Redfin's $618 for the same three months. A single quarter is a small sample, 43 to 81 sales here, and its median moves with which buildings happened to sell. I would read the twelve-month figures as the steadier measure. My Belltown market report covers inventory and days on market, which this analysis does not.

How to Use Belltown, Seattle Price Per Square Foot

Belltown, Seattle price per square foot is a starting point, not an answer. Here is how I use it with buyers and sellers.

  1. Compare like with like. Line a unit up against sales in its own building first, then the same building type, then similar floors. The all-Belltown median is the least useful comparison.
  2. Adjust for what the square footage leaves out. Deeded parking, a storage unit, a large terrace, and the monthly dues all change what a buyer will pay without changing the footage. My notes on Belltown condo parking and HOA dues explain why.
  3. Check the footage source. A listing may measure differently than the Assessor. A 5 percent difference in footage is a 5 percent difference in price per square foot.
  4. Read the floor and the exposure. In older towers, the upper-floor premium was the largest single spread in this data.
  5. Look at the building's condition. Reserves, pending assessments and recent repairs are not in the square footage at all, and buyers price them in.

For sellers, this is also why a neighborhood figure makes a poor list price. My guide to what a Belltown condo is worth covers how a pricing analysis is built unit by unit.

What This Data Does Not Show

  • Sales, not values. These are recorded sale prices. Units that did not sell are not in them.
  • ZIP, not neighborhood. ZIP 98121 is most of Belltown, but a few edge buildings fall outside it and a few inside it may feel more like Denny Triangle or the waterfront.
  • Recording lag. Deeds dated in late August may still be arriving in the county's files.
  • Small groups. Any row with fewer than about 30 sales can move sharply on a handful of closings.
  • No forecast. A year of declines says nothing reliable about the next year.
